Planning Approved, The Burlington Arcade Bournemouth – Ellis and Partners, through careful negotiation with Bournemouth Council, have secured planning for a development of 9 flats in the heart of Bournemouth Town Centre Conservation Area. From initial concept, Ellis and Partners have provided architectural design and planning services. The new flats will be formed by adding a new floor to each of the main elevations, and benefit from allocated parking.
Project Management, 2 Albert Rd Bournemouth – Ellis and Partners have overseen the fitting of a new shop front on Albert Rd, as well as internal works to accommodate a new incoming tenant.
Project Management, 23 The Arcade Bournemouth – Ellis and Partners have overseen the fitting of a new curved shop front at The Arcade which is a Grade II Listed Building, this required meticulous planning due to time constraints and the tenant requiring the unit for the Christmas period.
Project Management, 654 Christchurch Rd Boscombe – Ellis and Partners acted on behalf of the tenant and freeholder to carry out structural works to the building and works to accommodate the incoming tenant, also dealing with the planning condition discharges.
Planning Application/Listed Building Consent, High Street Poole – Ellis and Partners have been instructed to act as agent for a planning application/listed building approval to change the use of an A1 retail unit to A4 drinking establishment, including the installation of external extraction system.
Building Regulations, Domestic Property Portland – Ellis and Partners have been instructed to act as agent for alterations to an existing property.
Planning Services, New flats Malvern Rd – Ellis and Partners have been asked to act as agent for a development of flats on Malvern Rd. Carrying out feasibility, concept and full design duties.
Building Surveying, Southbourne Grove – Ellis and Partners have been instructed to carry out a full building/measured survey of 2 large adjoined properties with workshops to the rear.
Prior Approval, Southbourne Grove – Ellis and Partners have been instructed to carry out a Prior Approval of approximately 80sq.m. of B8 storage space to C3 Residential.
Planning Application/Listed Building Approval, Southampton – Off the back of our success in gaining Planning and Listed Building approval at the Old Post office, High Street. Ellis and Partners have been instructed to provide Architectural design and planning services at Pilgrim House, Canute Rd, with the view of converting the existing building to residential.
Planning/Change of Use – Unit 5a, 6 and 6a Burlington Arcade, Bournemouth – Sui Generis to D1 Medical/Beauty Clinic
Prior Approval, 1142 Christchurch Rd – Ellis and Partners have provided design services and submitted a Prior Approval application to convert 150sq.m. of A1 space to form 4 new residential units.
Building Consultation – Ellis and Partners have been asked to offer advice on the potential purchase of a large former office building on its suitability for redevelopment to residential, including survey works and concept designs.
Project Management/Tendering, St Catherine’s Road – Further to carrying out a measured survey of the property, Ellis and Partner have been instructed to put together a tender package for internal and external updating works to the property.
NEW INSTRUCTION, Purewell Christchurch – Ellis and Partners have been instructed to carry out a full measured survey of an existing property and act as agent on a change of use application from B1 Offices to D1 Medical.
Planning Success for Landmark Southampton Building, Portswood Road – Ellis and Partners have secured a change of use on a former Lloyds bank building at Committee. The locally listed building will now be an A3 Restaurant on a busy High Street, adding to the diversity and vibrancy of the area. Through careful negation with Planners and specialist consultants planning has been obtained despite initial concerns raised by Highways and local residents. A second application on the building to form 8 new flats is still under consideration, but we are confident that with the same approach of inclusive and transparent discussion we will receive a similarly positive result.
Petersfield – Ellis and Partners have been successful in gaining planning permission from office to residential in Petersfield Hampshire despite it being one of the only places in the South not to benefit from current prior approval legislation. Our client had been unsuccessful in the past due to strict local planning regulations, but through careful negotiation and the production of detailed sustainability and local marketing analysis reports we have been able to deliver a viable conversion to two dwelling. Further to this we have received instruction to produce Building Regulation and tender packages for the conversion works, providing a full Project Management service to the client through to completion.
New Milton – Ellis and Partners have successful gained planning permission for the conversion of a former dentists to form 3 new one bedroom flats in the heart of New Milton. Further to this we have received instruction to produce Building Regulation and tender packages for the conversion works, providing a full Project Management service to the client through to completion.
The O2, Boscombe – Ellis and Partners are overseeing repairs to the main elevation of this Grade II listed building, working with Conservation/Heritage experts and local craftsmen using high quality natural materials to revitalize this local landmark building.
Southampton – Ellis and Partners have been instructed to gain permission for the conversion of the upper parts of a shop unit to form new residential flats. With our knowledge of current planning regulations we have been able to demonstrate to Southampton City Council that these works fall under current permitted development laws, saving our client planning fee’s and time. Further to this we have received instruction to produce Building Regulation and tender packages for the conversion works, providing a full Project Management service to the client through to completion.
Lymington – Ellis and Partners are currently working with Heritage consultants to gain planning permission for two new dwelling with the Lymington conservation area. The scheme will involve the demolition of a structure within the cartilage of a listed building and excavation works in an area of high Archaeological value.
Cosham, Portsmouth – Ellis and Partners have been instructed to carry out a feasibility study and obtain Pre Application advise from Portsmouth City council on the re development of a brown field site to provide a mixed commercial and residential scheme of flats and town houses.
