Planning Applications

Ellis and Partners have been established for many years and have a vast amount of experience in dealing with the planning process. We are able to offer a free consultation to establish your planning needs followed by the production of all the necessary drawings and planning documentation. We will submit the application on your behalf and then liaise with the Local Authority throughout the process and keep you informed with the progression. We cover planning issues from new build schemes, extensions to change of use applications.

Building Regulations

Ellis & Partners can prepare and provide you with detail drawings to comply with the current Building Regulations.

We will liaise with Building Control before and during the application for approval. Once an approval certificate has been obtained the prepared drawings will provide a contractor with all the necessary details to price and build the project.

Floor Plans & Elevations

Ellis & Partners will attend site and conduct a full survey and prepare scale CAD plans of your existing property.

Lease Plans

Since 13th October 2003, all new leases granted for terms over 7 years or existing leases sold or assigned with 7 years left to run must now be registered with Land Registry. As part of the registration a compliant Lease Plan must be included. Contact Ellis & Partners if you require a Lease Plan.

License Plans

The Licensing Act of 2003 transfers the responsibility for licensing to local authorities, and introduces a requirement for a Premises Licence (in addition to a personal licence).

The act has 4 fundamental objectives: prevention of crime and disorder, promotion of public safety, prevention of public nuisance & protection of children from harm.

From 24th November 2005 all premises serving alcohol, offering late night hot food, or providing regulated entertainment will require a new licence.

All applications must include a premise plan at 1:100 including certain stipulated information including:

  • Perimeter of premises, including rooms, kitchens & public conveniences.
  • Entry & egress from premises including escape routes.
  • Area for each licensable activity, including areas for the consumption of alcohol.
  • Location and height of any stage or raised area, steps, stairs, lifts etc.
  • Fixed structures including fixed furniture.
  • Location and type of any fire safety equipment and other safety equipment.
  • Ellis & Partners can provide plans to meet these requirements to licensed premises.
